Development Permit (DP) 2025-70001, Land Division (LD) 2025-70004, Protected Tree Permit (PTP) 2025-70002, and Addendum (CEQA) 2025-70001 To demolish an existing commercial office development and construction of a new mixed-use development consisting of residential and commercial uses located in separate buildings on the same project site, including 297 residential units with a 20 percent density bonus and 25 deed-restricted affordable units; the rehabilitation of an existing 10,184 square-foot commercial building; common exterior gathering areas, rooftop amenities, dog park, and other site amenities; grading, hardscape, and landscape improvements, and the encroachment and removal of various protected trees. The 297 residential units would be distributed within one 5-story, 56-foot-high multi-family residential building with a 66-foot-high elevator/stairwell feature, including an internal 5-level parking structure on an 8.21-acre property located within the General Plan Land Use designation of Mixed-Use (>20 to 30 du/acre, 0.25 FAR) and Mixed-Use (M-U) Zone. Precise Plan of Design (PPD) 2026-70003 To allow for a 982 square-foot first-floor addition and a 775 square-foot second-story addition to an existing one-story 956 square-foot single-family residence in the Single-Family Residential (R-1-10) zone. The second-story addition will increase the height of the residence from approximately 11 feet - 8 inches to 22 feet – 0 inches. Location: 719 Tudor Circle
